The last buyer did not honor her agreement to purchase my land in Snowflake AZ.  This is good because I accepted her low offer and immediately regretted it.  I will sell this land cheap – but I deserve a fair price for it.  It was to my benefit that she reneged on the deal.

It is a great property I discovered online.  I hope to sell it for a modest profit and buy something else.

  1. Why do you think this property is a good deal?

This property is located in Snowflake Arizona in the county of Navajo.  It is perfect for those who want to get away from the hustle and bustle of city / suburban life.  Snowflake is known for tourism and natural resource industries.

Q – What is the condition of the property now?

I have never personally been to the property.  This is an AS IS sale.  This auction is for the land only.  I do not claim to own mineral rights but if I do owe them, the buyer will also own them – some research is needed to ascertain who owns the mineral rights – but to be on the safe side – I am not claiming mineral rights.

Q – Will you accept monthly payments / down payments?

I am not interested in a deal that involves monthly payments.  What I may consider however is an option with a reasonable option fee for this consideration.  You can propose a fair amount as an option fee and time limit to send in the balance due – and make monthly payments to yourself saving that up.  At the end, you can either buy the property or walk away losing nothing except the option fee.

I am prepared to give you an excellent cash deal – let’s get it done today – and you have the deed ready to go shortly thereafter.  I understand that this is such a good deal and not everyone has the money, so I can perhaps help by offering to work an option agreement out – hit the “make offer” button and let’s discuss.

Q – If I do this, how will buying it work?

A –  We can exchange contact information once the winning bidder’s offer is accepted.  If you need further security, we can use a title company, but the buyer will need to set up and pay for it beyond the accepted bid price.  If you send me a personal check, we need to wait ten business days before payment clears.  Once payment is cleared – a warranty deed will be issued in the name/names of your choice.

Q – Can I pay by credit card or PayPal ?

A – NO.  Payment is by cash/check/wire, or using finds acceptable to the title company (if we have to use a title company that winning bidder pays for).  PayPal is not authorized for any real estate transaction (their terms of service).  Credit cards present the risks of charge backs and no recourse for the seller when that happens.

Certified check, personal check, or wired funds.  Personal checks will take ten business days to clear.

Q – You mentioned “motivated seller” in your offer, what does that mean?

A –  That means I will consider all offers I believe to be “fair”.   I am a motivated – but not a distressed seller.
